We want you to be happy with our student properties and with us, so we start by ensuring that we provide as much information as possible to help you make the right decision about the property.
We personally accompany all viewings and ensure that we meet prospective students / tenants. We believe that this provides you with an opportunity to get a better feel for us, a more informative view of our student properties.
Securing Your Student Property
Should you decide that you want to rent one of our student properties, we will explain what you need to do to secure the reservation. If you are renting a property as a group of students, we ask you to work together to co-ordinate what needs to happen so everything can be done efficiently.
We will discuss with you whether you want a bills Included rate.
Once the contract has been signed, the payment method provided (via Standing Order) and full paperwork has been provided from Guarantors, the tenancy is confirmed to you.
You will also be required to have a UK based Guarantor, without which we will not normally extend any Contract. Guarantor forms will need to be completed, signed and returned to us. You will need to liaise with your Guarantor to ensure paperwork is returned to us as quickly as possible.
A 'Welcome Pack' is supplied containing useful and important information such as how appliances work and what to do if they do not operate properly, how the boiler works and operation of the heating system . how to notify us should maintenance be required and finally how to be neighbourly and responsible tenants.
We provide a detailed inventory of the student property and its contents at 'Check In' and students will be expected to check the whole inventory and return it to us within 7 days.
Looking After Your Student Property
We expect the property to be returned to us in the same condition in which it was presented, albeit allowing for fair wear and tear.
